Mr. Kaanapu specializes in concept, content, structure, feasibility, strategy, and financing for the real estate, leisure attractions and recreation industry. He is the copyright holder of the Strategic Renewal Process SRP3© a leading edge business strategic process that leads to impressive gains in revenue, profits and market share.

Mr. Kaanapu is a thought leader and implementer of strategic and economic development planning for public agencies and private entities worldwide. Over his 35+ year professional career, he has worked on six continents on assignments as diverse as transportation, real estate, tourism, and natural resource development. His key strengths include the ability to listen effectively and articulate difficult messages in a professional manner, while building teams. He is able to to bring team-based six-hat thinking skills to solve unique and difficult problems.

He conducted numerous studies for public agencies and private land owners in market and financial feasibility, expansion planning, valuation, bond underwriting sufficiency, warranted investment, pricing analyses, market assessments, highest and best use analyses, determination of appropriate project concept, mix of uses and recommendations for development phasing of projects.

His area of special expertise includes commercial themed entertainment, hospitality, resort and special retail facilities, many combined in mixed use formats. He has also worked on airports, harbors, transportation facilities and mixed-use commercial developments (Office, retail, residential, hotel), and commercial projects including super-regional retail centers, regional mall facilities, office buildings, as well as large scale residential planned developments, and urban redevelopment projects. Additionally, Peter has prepared impact assessments for commercial projects and residential communities, including projection of impact to regional population growth, employment, resident income, governmental and tax benefits and requirements for public facilities and services.

Formerly, he was Sr. VP, AECOM Enterprises, the private equity development arm of AECOM, and continues to consult with them. He joined AECOM from KPMG LLP where he led the Honolulu Office’s ABAS consulting practice as Managing Director. Prior to joining the professional staff of KPMG LLP he was the founder of RE2 Market & Economic Strategists, a strategic economic planning consultancy. RE2’s professional practice was merged with KPMG.

He was also a Principal with the internationally renowned consulting firm Economics Research Associates, and was co-office manager for the firm’s office  located in Ft. Lauderdale, Fl.

Mr. Kaanapu earned his Bachelor of Science degree, Magna Cum Laude in Business Administration from BYU-Hawaii in 1978. He later completed an MBA from the Marrriott School of Management at BYU-Utah in 1980. He also earned the professional designation  (CFP) Certified Financial Planner, from the College of Financial Planning, Denver, Colorado in 1983.

Darrin B. Davis

Mr. Davis consults for a broad spectrum of real estate developments, ranging from leisure oriented projects to planned resort communities. His career has spanned nearly twenty-five years. He spent ten years at Economics Research Associates, Fort Lauderdale, Florida, office where he analyzed the viability of resort development, hotels and specialty attractions.

During the next eight years, while working for the National Golf Foundation (NGF), Mr. Davis conducted various studies for the golf course  developments, alternative golf facilities, and joint venture development projects.

His project experience includes both private and public areas with expertise covering:

Mr. Davis has an MBA from Brigham Young University and is fluent in Spanish and has a working knowledge of Portuguese.

Michael Roan

Mr. Roan has over 30 years of experience in the financial services industry, both domestically and internationally. He has worked in several senior management positions for Morgan Stanley as well as Head of Product Development and Management for all Citigroup proprietary investments for the Asia Pacific and Japan Regions.

He has supervised the remodeling, reconstruction and marketing of several real estate projects. He is also a certified disaster damage FEMA Inspector ( with PARR Inspections), and completed assignments for hurricane Katrina in Florida.

Mr. Roan earned his Bachelor of Science degree, with High Honors, from Brigham Young University in 1975. He later completed an MBA in Finance and Marketing from the Kellogg Graduate School of Management at Northwestern University in Evanston, IL. He also earned the professional designation Certified Financial Planner, from the College of Financial Planning, Denver, Colorado in 1982. He has a working knowledge of Japanese.

John Fleming

Mr. Fleming’s Key strength is his program and construction management expertise. He is highly sought after for his ability to understand site and project development needs.

He owned and operated a highly innovative design/build construction company in the Washington, D.C area for twenty-five years. He has managed the design and construction of numerous projects ranging from commercial office/ retail complexes to industrial processing facilities.

Mr. Fleming holds a degree in Foreign Service from Georgetown University (1973) and a Masters degree in Economics from the University of Maryland (1978). Mr. Fleming has worked abroad in South and Central America and is fluent in Spanish

R. Scott Glauser

R. Scott Glauser

Associate

Mr. Glauser is a development professional with several years of management experience in real estate development and financing. His most recent assignment was completing site planning and economic data analysis for a major themed attraction to be located in Shanghai PRC.

Fluent in Mandarin Chinese, Mr Glauser has traveled extensively throughout Asia working with developers and entrepreneurs. He has a degree in Business Management from Brigham Young University- Hawaii.

Malia Lopez

Administration

Before joining  Latent, Malia worked for more than five years as a Team Manager at Sears with line responsibility. She has excellent team building skills as well as office and accounting experience.

Mrs. Lopez has earned a professional certificate for Adobe Indesign and Photoshop.
